All Transfer Costs
- Processing fee: 0.25–1% of outstanding
- Legal/technical charges: ₹5K–₹20K
- MODT charges: 0.1–0.2% (state-dependent)
- Stamp duty: Varies by state
- Total typical: ₹25K–₹1L
Negotiate Before Transferring
Before applying to new lender, inform your current bank. They often match the lower rate to retain the customer — saving all transfer costs! This "takeover" threat saves ₹15,000–₹50,000 in transfer fees.
Balance Transfer Tips
Maximize your transfer savings
Threaten Transfer First — Existing Bank May Comply
Before actually transferring, call your existing bank and tell them you've received a better offer from another bank. Many banks reduce your rate by 0.25–0.5% to retain you — at zero cost to you.
Transfer Only if Break-even < 18 Months
Calculate: Total transfer costs ÷ Monthly savings = Break-even months. If you'll recover transfer costs within 18 months, transfer is financially sound. Beyond 24 months — borderline. Beyond 36 months — don't transfer.
Transfer Early in Tenure for Maximum Savings
EMI in initial years is mostly interest. Transferring in years 1–7 saves the most. Transferring after year 15 on a 20yr loan — minimal interest left, transfer rarely makes sense.
Get NOC and Property Documents Back
When old loan closes, immediately collect: NOC (No Objection Certificate), original property title deed, and registered sale deed. New lender will need these. Missing documents cause costly delays.
Check Spread Over Repo Rate, Not Just Absolute Rate
Banks quote "Repo + 2.5%". Currently: 6.5+2.5 = 9%. A bank offering "Repo + 2%" = 8.5% is better. Even if absolute rates are similar today, lower spread = more benefit when RBI cuts rates.
You Can Transfer Multiple Times
There's no legal restriction on how many times you transfer. Some borrowers have transferred 3–4 times over a 20yr loan tenure, each time securing a lower rate. Just ensure break-even math works each time.
